COVID-19 Policy
- General Rules
- Tenants/Guests must complete a Health Declaration Form upon entering;
- Online payment is always encouraged;
- Body temperature checking using a thermal scanner at the entrances shall be undertaken for all tenants/guests by the establishment authorized personnel. Only tenants/guests cleared during screening shall be allowed to enter the establishment. The normal range of body temperature ranges between 36.5°C to 37.5°C;
- Tenants/Guests are advised to disinfect their shoes using sanitizing mats provided at the entrances.
- Physical Distancing measures, hand hygiene, and respiratory etiquette must be observed at all times
- Tenants/Guests must strictly observe the following:
- No sharing of food or any personal or non–personal belongings;
- Proper disposal of used masks, face shields, or PPE’s;
- Mingling with other occupants particularly face to face discussions are discourage;
- Practice of proper handwashing etiquette/hand hygiene, respiratory etiquette, and proper use of face mask; and
- Strict observance of Physical Distancing.
- Tenants/Guests NOT ALLOWED to enter the establishment: Those with fever and/or flu–like symptoms during screening;
- Those who are SYMPTOMATIC; or
- Those who are ASYMPTOMATIC who are close contacts of confirmed or probable COVlD-19 cases;
- Those who are ASYMPTOMATIC but have undergone a swab test fourteen (14) days before arrival to the establishment
- For Tenants/Guests who are SYMPTOMATIC (those tenants/guests showing symptoms such as fever, dry cough, tiredness, body aches and pains, nasal congestion, headache, conjunctivitis, sore throat, diarrhea, loss of taste or smell or a rash on skin or discoloration of fingers or toes, difficulty breathing) are REQUIRED to proceed to the nearest hospital, Barangay Health Emergency Response Team (BHERT), or to the tenants/guests home address. SWAB testing is a requirement.
- For Tenants/Guests who are ASYMPTOMATIC but who are close contacts of confirmed or probable COVID-19 cases are required to:
- Undergone swab testing; or
- Return to his/her permanent address or proceed to isolation centers for self-quarantine
- For Tenants/Guests who are ASYMPTOMATIC but have undergone a swab testing must return directly to his/her permanent address or proceed to isolation centers for self-quarantine.
- Please be reminded that the establishment is not an quarantine facility and thus self-quarantine is not allowed in the establishment.
- Tenants/Guests who were disallowed to enter the premises may re-enter the establishment provided that he/she can provide a medical clearance signed by a licensed physician declaring that the tenant/guest is cleared from COVID-19 infection.
- For avoidance of doubt, lease agreement remains effective even while the tenant/guest is in quarantine or physically present in the establishment.
- Failure to comply with these health and safety protocols shall mean violation of the tenant’s lease contracts and or Laws related to COVID-19.
- The establishment and/or its employees, officers, staffs, and agents shall not be liable for death, injury to any person for non-compliance of these health and safety protocols.
House Rules
1. LEASE PERIOD
The LESSEE may renew the lease subject to mutually agreeable terms and conditions. Written notice of intent to renew shall be given by the resident at least sixty (60) days to the expiration of the lease term. Should no renewal be agreed upon in writing, the resident shall completely vacate and return the leased premises after close of business hours on the day of the expiration of this contract.
2. RENT AND OTHER CHARGES
2.1 ADVANCE RENT – Upon signing of the contract, the LESSEE shall pay an advance rent in the amount equivalent to one full month rent. This shall be applied on the last month of the lease term;
2.2 SECURITY DEPOSIT – Upon signing of the contract, the LESSEE shall pay an advance rent in the amount equivalent to one full month rent. This shall be applied on the last month of the lease term. This will serve as a security for any unpaid bills, including but not limited to water, electricity and/or any other amount which have been incurred by the LESSEE in respect of the leased premises or damages to the leased premises occasioned by the breach of the LESSEE of any of its obligations under their contract or damages to any properties.
Any balance of the Security Deposit shall be returned to the LESSEE without any interest, within forty five (45) days upon termination of this Contract or expiry of the lease term, after deducting whatever sum which may be due or owing to LESSOR as aforesaid in accordance with the terms of this Contract provided that the LESSEE shall have fully evacuated the Leased Premises and fulfilled all outstanding obligations in accordance with this Contract.
2.3 ELECTRICITY – The LESSEE shall pay and defray all of its costs of electricity according to its consumption exclusive of VAT and other applicable taxes. Rates for charging shall be fixed by the LESSOR and may be subjected to an increase or escalation in accordance with the review of the LESSOR;
The LESSOR may use Prepaid Electricity Service System and it will advise the LESSEE at least fifteen (15) days before its implementation. Rate Adjustment Balance under Prepaid Electricity Service System may vary every month depending on the rates of generation companies;
2.4 WATER – The LESSEE shall pay and defray all of its costs of water usage according to its consumption exclusive of VAT and other applicable taxes. Rates for charging shall be fixed by the LESSOR and may be subjected to an increase or escalation in accordance with the review of the LESSOR;
2.5 PAYMENT TERMS – The Rent shall be liquidated and paid on a monthly basis, on or before the fifth (5th) day of the month to which such rent corresponds. If the due date falls on a weekend or a holiday, rent shall be paid before the said weekend or holiday;
The LESSEE shall pay water and electricity usage bill within five (5) calendar days from receipt of Billing Statement from the LESSOR.
Payment of rent, water, electricity and other monies shall be made either bank.

Any payment made by the LESSEE shall produce the effect of payment until the LESSOR receives the bank deposit slip and its corresponding Creditable Withholding Tax (CWT) return.
3. LEASED PREMISES
3.1 The LESSEE shall use the leased premises exclusively for residential purposes, as such sub-leasing of units and/or conducting any form of commercial/business activity and related act in promotion thereof inside the Leased Premises is strictly prohibited.
3.2 The Leased Premises shall not in any instance be used for any illegal, immoral, or commercial activities, which activities are hereby provided.
3.3 The LESSEE shall see to it that the Leased Premises are free from annoying sounds, disturbing noises, toxic substances, noxious odors, and other nuisances. Illegal drugs, substances & paraphernalia shall likewise be prohibited.
3.4 The LESSEE shall not bring into the leased premises any flammable or explosive goods or materials, or any other harmful object or substance which may materially expose the leased premises to fire or thereby materially increase the fire hazard of the building.
3.5 No pets and live animals (including but not limited to dogs, cats, birds, amphibians, reptiles, hamsters and fish) shall be kept in the Leased premises.
3.6 The LESSEE agrees to keep the leased premises smoke-free and to ensure that none of the occupants of, and guests and visitors in, the leased premises shall smoke (vape e-cigarette or any similar actions/products).
4. ACCESS TO THE LEASED PREMISES
4.1 The LESSOR or its authorized agents shall, by previous arrangement with the LESSEE and during reasonable hours, have the right to enter the Leased Premises to examine the same or for any purpose which it may reasonably deem necessary for the preservation, conservation, improvement, or maintenance including pest control of the Leased Premises.
4.2 The LESSEE shall, at all reasonable times, and with prior arrangement with LESSOR, allow and give access to the LESSOR and its approved contractor to the Leased Premises for the purpose of undertaking all works necessary for the preservation, conservation, improvement, or maintenance of the Leased Premises.
4.3 During the last sixty (60) days of the Lease Period, provided that the LESSEE has not yet given any notice to the LESSOR of its intention to renew the lease of the premises in accordance with the provisions stated in Article 2 of this Contract, the LESSOR shall have the right to (a) exhibit the Leased Premises to prospective tenants/ buyers during reasonable hours and upon prior notification and appointment with the LESSEE; and (b) display “For Sale” or “For Rent” or similar signs on or about the Leased Premises.
5. NOTICE
All notices or other communications required or permitted to be given under the contract by one party to the other shall be given in writing and shall be delivered in person, electronic mail or sent by registered mail as stated in the contract. The LESSEE shall immediately inform LESSOR of changes in LESSEE’s contact details including, but not limited to, permanent address, telephone number, mobile number and electronic mailing address. In the event LESSOR is not informed of any such changes, notice given by LESSOR to LESSEE using the contact information provided in the contract shall be deemed proper notice.
6. MAINTENANCE AND REPAIRS
6.1 The LESSEE shall use with care and caution furniture, appliances and fixtures in the Leased Premises and shall not use such items for any purpose other than those for which they were constructed or installed.
6.2 The LESSOR shall be responsible for all major repairs on the Leased Premises and for repairs on appliances and water, electrical, and sewage installations caused by the ordinary wear and tear and structural defects.
6.3 The LESSEE shall be financially responsible for all minor repairs due to the willful act, fault or negligence of the resident (including its visitors).
6.4 The LESSEE shall notify any dormitory staff as soon as they have discovered any damage within the room or the leased premises.
6.5 The LESSEE shall not introduce any additions, alterations and improvements within the leased premises.
7. CLEANLINESS AND SANITATION
7.1 Rooms
7.1.1 Beddings are not included upon move-in. The LESSEE can purchase beddings for a fee. Please contact reception for assistance.
7.1.2 It is the responsibility of the resident to maintain the cleanliness of the room and its included furnishings and appliances at all times. The resident may request for cleaning services at a fee.
7.1.3 Commonly used areas in the unit such as the toilet and shower room must always be cleaned. Toilet area must be flushed properly after every use. Avoid flushing anything but toilet paper because it might clog the system. In the shower area, remove hair strands and other waste material from the drainage hole to avoid clogging.
7.1.5 Perishable goods must be stored properly to avoid pests.
7.2 Common Areas. The cleanliness of the common area such as the hallways, lounge area, jacuzzi, gym, and common bathroom will be the responsibility of the dormitory.
7.3 Please avoid vandalism and unnecessary postings of ads within the premises of the dormitory. Community boards are located at 6/F lounge and G/F lounge.
7.4 Garbage rules. In order to maintain a clean and odor free building, all residents are encouraged to properly dispose their garbage by practicing the following system of disposing:
7.4.1. Throw garbage daily. Make sure to pace the garbage in a trash bag.
7.4.2. Throw garbage at the hallway bin located at every floor near the elevator.
7.4.3. Do not leave the garbage along the hallway.
8. VISITORS
8.1 Visitors are allowed to enter the dormitory between 9:00 AM to 5:00 PM. They must present valid ID at the reception desk.
8.2 Visitors are not allowed to proceed beyond ground floor level to ensure that the rooms remain private areas for rest of all residents.
8.3 Visitors must also abide with the contract terms and conditions and the house rules.
9. OTHERS
9.1 The LESSEE is prohibited to:
9.1.1. To cause any kind of damage to the building, including its furniture, equipment, deco including moving of items from the common area into the dormitory rooms, illegal modification of rooms, elements of the building’s facade, windows, doors, fire-fighting equipment, engineering systems etc. of the Dormitory.
9.1.2. Cook inside the rooms. Microwave and oven toasters are available for use in the 6/F lounge area.
9.1.3. To smoke within the vicinity of the Lease Premises. In case of deliberate and/or unnecessary activation of the fire alarm, or if the alarm is activated because of smoking or forbidden electric devices, the LESSEE will be charged with the cost of the fire intervention.
9.1.4. Drive or park motor vehicles on sidewalks bordering the dormitory. Parking spaces are available for a fee and on a first come first serve basis.
9.1.5. Throw things or pour liquids from the windows.
9.1.6. Consume, sell or distribute alcoholic drinks.
9.1.7. Gamble in any form.
9.2 The LESSEE shall:
9.2.1. Avoid leaving electrical appliances switched on without attention.
9.2.2. Use water and electricity in an economical manner.
9.2.3. Observe fire safety and environment protection requirements;
9.2.4. Maintain cleanliness and prevent the destruction of dormitory facilities and fixtures through their own fault.
9.2.5. Take care of their RFID cards. Lost cards will be replaced for a fee. Borrowing/ lending RFID cards to others is strictly prohibited.
9.2.6. Dress appropriately and decently when inside the dormitory premises. Public display of intimate affection is strictly prohibited.
10. MOVING OUT
10.1. The LESSEE must return their rooms/furnishings as originally received, normal wear and tear excepted. An inspection of the LEESSEE’s room will be conducted together with the LESSOR before move-out. Access cards must be surrendered to the LESSOR. Failure to return means loss of card and will be subject to a fee.
10.2. Any property left by the LESSEE upon moving out will be stored only for fifteen (15) days from date of move out. Failure to pick up the items within the allowed storage period will mean disposal of items based on LESSOR’s discretion.
